Current tax bill (Fiscal year 2004) is based on the valuation January 1,
2003 and is for the period beginning July 1, 2003. Taxes are billed on a
quarterly basis.

The Residential Exemption applies if the owner occupies the dwelling
on the date of valuation. If the residence sells from non-owner-occupant
to an owner-occupant, the residential exemption must be applied for by the
new owner (forms available at the assessor?s office) and will take effect
with the tax bill after the next January 1. In some cases, this may take a
year before the exemption is available to the new owner.
